I'm honoured to have presented a session on Real Estate Valuation Techniques and Sensitivity Analysis at the Lagos Business School, Pan-Atlantic University Realtors Capacity Building Programme for Veritasi Homes and Properties during the renowned VRC 2025.


The session emphasized the importance of combining scientific expertise with practical application when it comes to understanding the biases, complexity, and intricacies of real estate asset pricing and valuation in a sector where accuracy, foresight and data-driven decisions help transparency and stability of the market.


The involvement and curiosity of Veritasi Homes and Properties Homes' realtors reaffirmed the importance of continuous learning in navigating the unique paradoxical nature of real estate, market dynamics, risk-reward balance, and the expectations surrounding the ownership - cash flow, value preservation, and capital appreciation.


The session highlights include the understanding and recognition of real estate valuation beyond numbers and objective (subjective) opinions; it is a critical tool for navigating the imperfections and inefficiencies inherent in real estate assets, markets, pricing, and value determination.


The sessions focused on:


 🔹 Foundations of Valuation - Learning about the fundamental ideas, concepts, techniques, and methodologies of real estate valuation, including value drivers and sources, as well as globally accepted valuation standards customized to Nigeria's dynamic market.


✅ Sensitivity Analysis: Stress-testing assumptions help realtors recognize risks, capitalize on opportunities, and make resilient investment decisions.


🔹Actionable Frameworks: Provided participants with proven tools to improve property valuations and refine strategic analyses in changing market conditions.

✅ Successfully applied these strategies to real-world transactions in Ikoyi Residential Market and Lagos Business School Complex valuations, resulting in improved client and market expectations.
